Why should I have REALTOR representation when purchasing a home from a builder?
QUESTION #1: When purchasing a new home from builders like Lennar, M/I Homes, Khov, Ryland, etc....why should I have a buyer's agent represent us?
ANSWER #1: The new home sale representative on site at the builders model works for the builder. He/She is an employee of the builder and gets paid to sell homes.
The Builder has a representative, shouldn't you? YES - DEFINITELY
It gets even better. BUYER'S AGENT REPRESENTATION IS FREE. We get paid by the builder to represent you, the buyer.

QUESTION #2: What is the difference between a new construction builder contract and regular FAR/BAR (Florida Association of Realtors & Approved by the Florida BAR)? The FAR/BAR contract is what is used in every day real estate transactions between Sally the Seller and Bob the Buyer.

ANSWER #2: 40 PAGES. The Standard builder contract is approximately 50 pages +/- a few. The standard FL Association of Realtors & Florida BAR contract is 5-10 pages, depending on age of property, HOA, financing, etc.

QUESTION #3: The 50 Page builder contract is used by the builder to protect who ? The Buyer or Builder ??? This one is easy !!!
ANSWER #3: The BUILDER !!!! Which leads us back to Question 1.
